1. Hizmet
Sarı Broşür; emlak ilanlarını A4 broşüre/PDF'e çeviren tarayıcı eklentisi, emlaktoolbox paneli ve ilan sayfalarından oluşan bir yazılım hizmetidir. Hizmeti kullanarak bu şartları kabul etmiş sayılırsınız.
2. Hesap
Hesap Google ile oluşturulur. Hesap bilgilerinizin doğruluğundan ve hesabınızın güvenliğinden siz sorumlusunuz. Hesabınızı üçüncü kişilere devredemezsiniz.
3. Abonelik, ücret ve iptal
- Stüdyo paketi ücretsizdir; ayda 15 broşür ve ayda 4 yapay zekâ fotoğraf iyileştirme hakkı içerir. Dubleks pakette fotoğraf iyileştirme hakkı ayda 40'tır.
- Dubleks, ücretli aboneliktir; ücret ve kapsam ödeme sayfasında belirtilir. Ödeme, bir ödeme hizmeti sağlayıcısı üzerinden alınır.
- Otomatik yenilemenin olmadığı durumlarda, süre bitmeden önce yenileme bağlantısı e-posta ile gönderilir. Yenilenmezse hesap Stüdyo'ya döner; ürettiğiniz PDF'ler sizde kalır.
- Dijital hizmet olduğundan, hizmetin fiilen sunulmaya başlamasından sonra iade yapılmaz; cayma hakkı istisnalarına tabidir.
4. Kullanıcının yükümlülükleri ve içerik hakları
Eklenti veya panel üzerinden kullandığınız ilan metinleri, fotoğraflar ve diğer içerikler için gerekli kullanım ve yayın haklarına sahip olduğunuzu kabul edersiniz. Üçüncü taraf sitelerden alınan içeriklerin telif, marka ve kişisel veri sorumluluğu size aittir; bu içerikleri broşür, PDF veya yayınlanan ilan sayfası olarak kullanmanızdan doğabilecek taleplerden sorumlu tutulamaz. Hizmeti hukuka aykırı, yanıltıcı veya üçüncü kişilerin haklarını ihlal edecek şekilde kullanamazsınız.
5. Fikri mülkiyet
Yazılım, marka ve arayüzler bize aittir. Oluşturduğunuz broşür, rapor ve ilan sayfası içerikleri size aittir; hizmeti tanıtmak amacıyla bize sınırlı kullanım izni verirsiniz.
6. Sorumluluk sınırı
Hizmet "olduğu gibi" sunulur. Kesintisizlik ve hatasızlık garanti edilmez. Dolaylı zararlar, kâr kaybı ve üçüncü kişi talepleri dâhil olmak üzere sorumluluğumuz, ilgili dönemde ödediğiniz ücretle sınırlıdır.
7. Fesih
Şartların ihlali hâlinde hesabınızı askıya alabilir veya kapatabiliriz. Hesabınızı dilediğiniz zaman kapatabilirsiniz.
8. Uygulanacak hukuk
Bu şartlara Türkiye Cumhuriyeti hukuku uygulanır; uyuşmazlıklarda Türkiye Cumhuriyeti mahkemeleri ve icra daireleri yetkilidir. Tüketici sıfatına sahip kullanıcıların tüketici hakem heyetlerine ve tüketici mahkemelerine başvuru hakları saklıdır.
9. Değişiklikler
Şartları güncelleyebiliriz; güncel sürüm bu sayfada yayımlanır.

1. The service
Sarı Broşür is a software service made up of a browser extension that turns real estate listings into A4 brochures/PDFs, the emlaktoolbox dashboard and listing pages. By using the service you accept these terms.
2. Account
Accounts are created with Google. You are responsible for the accuracy of your account details and the security of your account. You may not transfer your account to third parties.
3. Subscription, fees and cancellation
- The Stüdyo plan is free and includes 15 brochures and 4 AI photo enhancements a month. On the Dubleks plan the AI photo allowance is 40 a month.
- Dubleks is a paid subscription; its price and scope are shown on the payment page. Payments are taken by a payment service provider.
- Where there is no auto-renewal, a renewal link is sent by email before your plan ends. If you don't renew, your account returns to Stüdyo; the PDFs you made stay with you.
- As a digital service, no refunds are given once the service has started to be provided; this is subject to the exceptions to the right of withdrawal.
4. Your obligations and content rights
You confirm that you hold the necessary rights to use and publish the listing texts, photos and other content you use through the extension or dashboard. Copyright, trademark and personal data responsibility for content taken from third-party sites lies with you; cannot be held liable for claims arising from your use of such content in brochures, PDFs or published listing pages. You may not use the service unlawfully, misleadingly or in a way that infringes the rights of others.
5. Intellectual property
The software, brand and interfaces belong to us. The brochures, reports and listing page content you create belong to you; you grant us a limited licence to use them to promote the service.
6. Limitation of liability
The service is provided "as is". Uninterrupted or error-free operation is not guaranteed. Our liability, including for indirect damages, loss of profit and third-party claims, is limited to the fee you paid in the relevant period.
7. Termination
We may suspend or close your account if you breach these terms. You may close your account at any time.
8. Governing law
These terms are governed by the laws of the Republic of Turkey, and the courts and enforcement offices of the Republic of Turkey have jurisdiction over disputes. Consumers keep their statutory right to apply to consumer arbitration committees and consumer courts.
9. Changes
We may update these terms; the current version is published on this page.
